On April 2, 1798, Seth Chase and his wife Mary, residents of Hamstead, sold their fifteen-acre property on Great Musquash Island to Charles McAlpine of Wickham for one hundred pounds. This parcel, identified as Lot 16, represents the same land Seth had acquired five years prior. The document was witnessed by John and Hannah Colwell. On May 18, 1798, the Chases appeared before John Colwell, a Justice of the Peace, to formally acknowledge the deed; during this session, Mary was privately examined to confirm she was joining the sale of her own free will. The transaction was officially recorded in the Queen's County registry at Gage Town on January 21, 1799, under the authority of register Timothy Wetmore.

Seth and Mary Chase mortgaged 290 acres (Lot No. 5 in Gue's Grant, Wickham) to Abel Flewwelling in January 1807 to secure a debt of approximately £30. Following a formal acknowledgment and dower release before John Colwell, the mortgage was officially registered in Queens County in July 1807.

In January 1807, Seth and Mary Chase of Wickham utilized their 290-acre property in Gue's Grant to secure a debt owed to Abel Flewwelling of Sunbury County.
Seth Chase had previously entered into a bond for £61 13s, and this specific mortgage was drafted to ensure the "effectual securing" of a £30 16s 6d payment plus interest. The land was situated on the east side of the River St. John, bordered to the north by neighbors Charles McAlpin and John Holder.
The agreement stipulated that the transfer of the land, including all buildings and fences, would be nullified if Chase repaid the specified amount upon demand. The document was witnessed by Joseph Gidney and John Colwell.
On January 21, the day after the deed was written, the couple appeared before Justice Colwell to formally acknowledge the transaction. During this meeting, Mary Chase underwent a separate examination to ensure her voluntary participation.
Although the papers reached the Gagetown registry within a week, the deed was not formally recorded until July 10, 1807.

Land Grant5
Wickham, Queens County, New Brunswick, Canada
Issued in June 1812, New Brunswick Grant No. 620 awarded Seth Chase 395 acres across two lots in Wickham Parish, Queens County, as part of a larger 6,765-acre distribution to 24 individuals. To maintain ownership, Chase was legally bound to fulfill strict settlement duties, including clearing land, building a dwelling, and paying annual quit rents to the Crown.

On June 3, 1812, the British Crown issued Land Grant No. 620 to a group of 24 individuals, including Seth Chase, for a combined total of 6,765 acres in the Parish of Wickham, Queens County, New Brunswick.
The land was divided into four distinct sections along the shores of Washademoak Lake, with Seth Chase receiving two specific parcels: Lot 8 in the second division (215 acres) and Lot 2 in the fourth division (180 acres).
The grant was not a simple gift but came with rigorous "settlement duties" designed to ensure the land was actively developed for the benefit of the colony.
To retain their titles, Chase and his fellow grantees were required to clear and work at least three acres for every fifty acres of plantable land within five years. For less fertile areas, they were mandated to build a habitable dwelling or maintain three cattle per fifty acres.
Furthermore, the Crown reserved all rights to minerals and gold, and the grantees were required to pay an annual quit rent of two shillings per 100 acres. The document was officially registered on June 23, 1812, by Jonathan Odell, a prominent figure in early New Brunswick administration.

On September 3, 1820, Seth and Mary Chase sold a portion of their land in the Parish of Wickham to William L. Lawson for £56. The property was specifically carved out from a larger tract, beginning where Clarkes Creek met the boundary of land formerly owned by John Titus, which Seth Chase had acquired.
The lot extended 15 rods wide along the rear line and was bounded by the winding courses of the creek. Although the agreement was made in 1820, the couple did not formally acknowledge the deed before Justice John Colwell until August 1822.
During this time, Mary Chase provided her voluntary consent to the sale through a private examination. The transaction was finally recorded at the Gagetown registry by Nath Peters on September 24, 1822.
